David: [00:00:18] Central Real Capital, a boutique private lending business that are seen as a genuine alternative to mainstream banks. We pride ourselves on being fast, flexible and reliable. In addition to the fact that our team has a breadth of experience in both property and finance. The origins of central rural capital, start with our founder, Mr. Tony Denny. Tony is an entrepreneurial businessman with over twenty five years experience building one of the world's largest automobile distribution networks in the world. On his return to Australia, Tony became a property developer specialising in medium density residential developments. To that end, Tony could see the underlying frustration of developers and property professionals when it came to obtaining finance from their central real capital was born. And today we've moved to a new headquarters in Double Bay. The rationale for central capital entering the private lending market is that our founder could understand the frustrations with property developers and property professionals when it came to obtaining commercial finance. He saw that there was an opportunity to have a genuine speed to market and a less constrained credit process in order to facilitate property debt. Our borrowers at Central Capital, a property professionals and property developers who appreciate both improved leverage and better delivery times when it comes to obtaining property finance, we source these clients from a dedicated group of commercial brokers that we have in-depth relationships with. Central Capital's competitive advantage is three fold, speed, flexibility and reliability, speed and flexibility come from having a team of dedicated professionals at Central Real Capital with career experience in both property and finance. Reliability comes from having in-depth relationships with our commercial broker network. The infrastructure is central to capital, is 100 percent onshore, which guarantees a genuine speed to market. The senior leadership team has a breadth of experience in finance, property and law. We are also supported by Tier one legal experts, in addition to bank panel valuers and have an audit team through Grant Thornton. Central Row Capital have taken a property developers mindset and applied it to private lending. We understand better than most the frustrations the property professionals and property developers have when obtaining finance. To that end, we've looked to apply a less constrained credit process in addition to a genuine speed to market. Working closely with our commercial brokers. Central Row Capital is on track to raise funds from high net worth individuals today. Central Real Capital has funded over $300 million in commercial property loans. We thought it best to bed down our processes, procedures and origination to ensure that they're best in market before we engage with sophisticated investors. This proposition will differ to others in the market by having one investor per transaction, the investor will ultimately have control over the vehicle, which will be expertly managed by the team at Central Real Capital. Couple that with conservative loan to value ratios and the fact that central row capital will be investing behind you. We really believe this to be a unique offering. The future looks incredibly optimistic for Central Real Capital today. We've written over three hundred million in commercial property finance loans in 2022. We engaged Ernst and Young to look at leveraging our book, which will bring about some exciting growth opportunities. Central Real Capital, we navigate the capital stack with predominantly first and second mortgage lending opportunities. Add to that Central Real Capitals breadth of experience in property, and we can also look at preferred equity transactions as well as joint ventures with the appropriate partners.
